The Nuts and Bolts of a Kitchen Remodel

From a vision to finish, making a major change like a kitchen remodel to your home takes time and multiple steps. While pinning ideas in houzz or doing some dreaming with a home design app, it helps to understand what will actually happen when you work with a home remodeling and construction expert like GPC Construction. Here is what you can expect.

Nail Down the Design

Starting with a free in-home design consultation, you will work with a designer and a project manager to conceive of your actual plan. Between home visits for accurate measurements, 3D renderings, and review of the – literally – thousands of options you have when you take all the details into consideration, the process can take a couple weeks. We encourage our clients to ask questions, and bring us their suggestions and hopes so we can make a good match with reality. We strongly encourage our clients to have a clear budget, and pre-select items like cabinets, colors and fixtures in advance so that there are no pricing surprises or delivery delays to interfere with the smooth progress of the project.

Order the Materials

In a kitchen renovation, some of the materials like, wood for framing, drywall, electrical wiring and plumbing fixtures may be available on hand. But the renovation also will change out items that need to be ordered in advance like cabinets, appliances, flooring, counters, and some details like window treatments. Depending on stock or custom orders, and availability the ordering process needs to happen quite early because it can take anywhere from 2-3 weeks (stock) to 2-3 months (custom) for delivery.

It’s Demolition Time

The first actual work by the crew will be the demolition of cabinets flooring, subfloor, electrical, plumbing, and countertops. It’s amazing how quickly this step goes, and the space is stripped down to the existing framing. If the plan calls for opening up the kitchen, then there may be a load-bearing wall that needs to come down and temporary shoring (support) put in place.

Build it Back Better

The actual construction part of a renovation involves installing any new framing, installing new electrical, HVAC and plumbing and making repairs to discovered issues like damaged subfloors. Next, we do drywall, painting and then, depending on the type of flooring, we either install it right before (and under) the cabinets or right after (to abut with) the cabinets. Finally, we put in the counter, backsplash, light fixtures, trim, appliances, and external plumbing and electric (outlets, sinks, etc.). We finish up with any trim and details like window treatments.

What’s it Going to Cost?

We know we sound like lawyers when we say, “It depends,” but it really does. A complete renovation of a 10X15 kitchen space (which is a pretty average size in a single-family home) will range from $10-25 thousand assuming middle-grade materials (good quality but not top of the line). High-grade materials will bump the budget range for this same size space to $30-45 thousand. So you can see, while labor will be pretty consistent, the choice in materials can make a huge difference, and it will be one of the topics you discuss with your designer from the outset.

How Long Will it Take?

Add together the time frame for each phase of the project and you can expect a kitchen renovation to take time:

  • Design: 2-3 weeks
  • Order Materials: 2-3 weeks to 2-3 months
  • Build: 5-8 weeks

Total: 3-6 months

In today’s world, the build time of 5-8 weeks is fairly stable as it involves coordinating the various trades (plumber, electrician, flooring, etc.). Ordering may be delayed because we are seeing some supply chain issues. And there is a pretty high demand for renovations projects right now, which could push out the start date because crews are not available.
